Junk Removal & Estate Cleanouts in Cottonwood Heights, UT
Clearing a house is rarely a logistics job first. Most of the estate work we do involves a family sorting through decades of a life against a probate deadline or a closing date, and the container needs to fit around that rather than the other way round.

Why estate work needs a different rental structure
A standard seven-day rental is the wrong shape for a house clearance. Families need to sort, and sorting rushed is sorting badly - people throw away things they later wish they had not.
We set estate cleanouts up as extended rentals on a daily rate from the beginning, typically three to five weeks. The rate is agreed at the start so the invoice holds no surprises, and nobody from our office rings to chase the container.
Where the property is being sold, we work backward from the closing date so the house is clear with time to spare rather than on the morning itself.
Working with executors, agents and families
We invoice executors, estate attorneys and property managers directly where that is simpler than a family member paying and reclaiming. Documentation for the estate accounts is straightforward to provide.
Where an agent is coordinating a sale we will liaise with them on access and timing rather than making the family relay messages. If several family members are involved, nominate one point of contact for us.
Discretion matters on this work. A container in a driveway announces to a street that something has happened, and where the family would rather it were less visible we will place it as unobtrusively as the site allows.
The garage, the basement and what can't go in
These spaces produce most of the surprises, and most of the material that cannot simply go in a container. Old paint, solvents, fuel, oil, garden chemicals, batteries and tires all need separate handling.
The Salt Lake County Household Hazardous Waste facility at the county landfill takes paint, solvents, oils and similar materials from residents - the right route for the boxes of old chemicals a garage accumulates.
Appliances with refrigerant - fridges, freezers, air conditioners - need that refrigerant professionally recovered before the shell can be disposed of. The county landfill accepts them and removes the refrigerant properly; worth identifying those early.
Sizing a house clearance honestly
Household contents are bulky rather than dense, which makes this one of the few jobs where the larger container is usually correct. A fully furnished family home typically fills a 30 yard.
The exceptions are worth flagging. If the clearance includes carpet coming up, tile being removed, or a basement and garage full of stored material, the weight climbs and a 20 yard swapped can work out better.
Hoarding situations are their own category and we will come and look rather than guess over the phone. Getting the size wrong on that kind of job wastes everybody's time and money.

(801) 346-6111Junk Removal & Estate Cleanouts: common questions
How long can I keep the container for an estate cleanout?
As long as the job needs. We set these up on a daily rate from the outset and three to five weeks is entirely normal. Nobody will ring to hurry you along.
Can the estate be invoiced directly?
Yes. We regularly invoice executors, estate attorneys and property managers, with whatever documentation the estate accounts require.
What has to be kept out of the container?
Paint, solvents, fuel, oil, chemicals, batteries and tires all need separate handling - the county's Household Hazardous Waste facility takes most of it. Appliances with refrigerant need it professionally recovered first. We will walk the list with you before delivery.
What size for a full family home?
Usually a 30 yard, since household contents are bulky rather than dense. Tell us what is in the basement and garage, though, because stored material is heavier than people expect and can change the answer to a smaller container swapped.
