There is a lot to love about the older homes along the east bench - the established neighborhoods of Cottonwood Heights, Holladay, Millcreek and the Sugar House side of the valley, with their mature lots and solid construction. But every one of them hides a renovation truth that catches owners out: they are built from heavy material, and the debris side of the project weighs far more than it looks.

The charm comes with weight

Modern homes are built light - drywall, engineered products, kiln-dried stud. Older bench homes are built heavy - plaster over wood lath, dimensional timber framing, solid masonry, layered flooring added over decades. That solidity is part of their appeal, and it is also why a renovation produces dense, heavy debris rather than the bulky light material a newer subdivision home gives up.

Get this wrong and it costs you directly, because disposal is charged by weight. The single most common budget surprise on an older-home renovation is a container that hit its tonnage allowance while it still looked half empty.

Plaster and lath: the big one

Plaster is the material that defines older-home demolition here. Walls and ceilings were built up in coats of plaster over thin wood lath strips, and when it comes down it comes down heavy. A room's worth of plaster and lath weighs far more than the same volume of modern drywall.

It does not compact, either. It fills a container with dense, dusty rubble that reaches the weight limit fast. This is the material that most often turns a "just get a 20 yard" instinct into an overage charge, and it is why we so often recommend a 15 yard - sometimes swapped - for interior demolition in these homes.

What lurks under old floors

Old houses accumulate flooring. Original hardwood, then a layer of vinyl, then carpet, then perhaps laminate, each added over the one before. When you take a floor back to the joists you can be removing three or four layers, and the combined weight is substantial.

Tile is heavier again, especially older mortar-bed tile installations where the tile sits on a thick bed of mortar over wire mesh. That mortar bed is essentially masonry, and it belongs with the heavy debris, not the general demolition container.

Before you plan the container, get a look under the existing floor if you can. Knowing whether you have one layer or four changes the weight estimate significantly.

The asbestos question

On any home built before around 1980, asbestos is a genuine consideration and one to take seriously rather than gamble on. It turned up in a lot of building products of the era - floor tiles and their adhesive, pipe and duct insulation, some plaster and textured coatings, roofing felts, and more.

The rule is simple: if you are unsure, stop and have it tested before disturbing it. Asbestos cannot go in a roll-off container, and disturbing it without proper precautions is a health risk. Confirmed asbestos needs licensed abatement and documented disposal through the correct channel, entirely separate from your renovation debris.

This is not a reason to panic - a great many older bench homes are renovated safely every year - but it is a reason to test rather than assume when you are opening up a pre-1980 property.

Sizing for a dense-debris job

The counterintuitive principle for older homes: order smaller than the volume suggests, and expect to fill it properly rather than to the brim.

A 15 yard is usually right for interior demolition in an older bench home - the plaster, lath and framing will bring it to weight before it looks full. A 20 yard suits a larger phase or a home with less plaster. The 30 yard, so often right for a newer valley-floor home, is usually wrong here unless the debris is genuinely bulky rather than dense.

Phasing the containers

A whole-house renovation rarely needs one enormous container. It needs the right container at the right phase.

Demolition phase: dense debris, so a smaller container, possibly swapped. Fit-out phase: packaging, offcuts and lighter waste, so a larger container makes sense. Landscaping or exterior phase: green waste and possibly masonry or dry soil, kept separate.

Matching the container to the phase rather than ordering one big box for the whole job keeps you on the right side of the weight allowance throughout and avoids paying for volume you cannot use during the heavy phase.

Keeping the masonry separate

Older bench homes give up masonry - old chimney breasts, brick, the mortar beds under tile, sometimes stone foundations. All of it is heavy, and all of it should go in a dedicated 10 yard rather than the general demolition container.

Kept clean, that masonry routes as clean fill at a lower cost. Mixed into the general debris it drags the whole load toward the higher mixed rate the county charges. On a renovation producing both structural demolition and masonry, that separation is a genuine saving.

A realistic plan

Put it together and the older-bench-home renovation plan looks like this: test for asbestos before disturbing anything on a pre-1980 property; size the demolition container for weight, not volume, which usually means smaller than instinct suggests; keep masonry in its own clean container; phase the containers to the work; and separate clean green waste and dry soil from the building debris.
